Context
What market data are used for in valuation
The market value is determined under § 194 BauGB by the price that could be achieved in the ordinary course of business on the valuation date. Decisive are the general value conditions on the valuation date: the totality of circumstances relevant to price formation, such as the general economic situation, capital market conditions and the economic and demographic developments of the area (§ 2 para. 2 ImmoWertV). They enter the valuation procedure through the input data and the market adjustment (§ 7 ImmoWertV).
The series shown here are index series and market indicators. Index series take account of changes in general value conditions over time (§ 18 ImmoWertV); like property yields and cost approach factors they are among the other data required for valuation (§ 12 para. 1 ImmoWertV) that the expert committees derive from the purchase price collection (§ 193 para. 5 BauGB). Nationwide indices do not replace these local data. They are suitable for checking whether data are up to date (§ 9 para. 1 ImmoWertV), for placing the period between derivation of the data and the valuation date in context, and for checking the plausibility of market adjustments.
- Price indices show how the price level has changed since the purchase date of a comparable property or since the evaluation period of a market report.
- Interest rates and yields explain movements of property yields (§ 21 para. 2 ImmoWertV) and of capitalisation rates in mortgage lending value assessment.

Where does the data come from?
From the time series databases of Deutsche Bundesbank (indicator system for residential and commercial property, MFI interest rate statistics, capital market statistics), the Federal Statistical Office, the Regional Database of the Statistical Offices of the Federation and the Länder, vdpResearch, Eurostat, BIS and ECB. The source is shown below each chart.
How often is the data updated?
The series are queried automatically from the sources every day, district data weekly. New values appear as soon as the source publishes them: interest rates and consumer prices monthly, price indices quarterly, district data and the Bundesbank indices by city category annually.
May I use the indices for valuation?
For plausibility checks and putting the general value conditions in context, yes. The data and index series derived by the local expert committee take priority (§ 193 para. 5 BauGB, §§ 12 and 18 ImmoWertV); when using them, model conformity must be maintained (§ 10 ImmoWertV).
Can I download the data?
Yes. Every chart offers a table view and a CSV download, and the data catalogue offers every individual series. When reusing the data, the respective source must be credited.
