Location scoring: which locations lead?
Compare locations throughout Germany: select a scoring goal to rank districts and independent cities on a scale from 0 to 100.
Method: each indicator gives every location a percentile rank (0 = lowest, 100 = highest according to the indicator's scoring direction); the score is the weighted average of the available indicators. Changes require observations exactly five years apart. Quantities are calculated per resident or relative to the existing stock. Equal values receive equal average ranks. A score requires at least 70% of the weights and two indicators; missing values remain gaps. Scoring is a statistical comparison at district level (source: Statistical Offices of the Federation and the Länder, Regional Database Germany; own calculations). It is not investment or valuation advice; an individual property requires a market value appraisal.
Method
How the score is calculated
Percentile rank rather than raw value: For each indicator, every location receives a percentile rank from 0 (lowest) to 100 (highest according to its scoring direction). The score is the weighted average of these ranks. The comparison includes all German locations at the selected geographic level. State and region filters limit the locations displayed. The average and best performer in the radar chart refer to that selection. This makes indicators with different units comparable.
Goals: Nine goals with 44 indicators: overall score, momentum, economic strength, construction activity, price level, building land transactions, housing provision, multi-family housing profile and single-/two-family housing profile. The indicator weights can be expanded in the location profile.
Geographic levels: 400 districts, 38 official NUTS-2 regions and 16 federal states. Regional figures are calculated from their member districts; existing official state figures are retained. Missing values and values that cannot be reliably aggregated remain unavailable. The calculation basis is shown in each regional profile.
Portfolio: The portfolio matrix groups locations into four quadrants: Leaders (high momentum and purchasing power), Risers (high momentum with purchasing power below the midpoint), Established (high purchasing power with low momentum) and Underdogs (both below the midpoint). Bubble size shows the population; lines or faded dots show the path over the selected period.
History: The chart icon in the ranking shows a location's score over time and the contributions of the individual indicators.

Scoring is a statistical comparison at the selected level (districts, regions or federal states), not a forecast or investment or valuation advice; a specific property requires a market value appraisal (§ 194 BauGB).
